R & H Properties are a small family run student property letting business with just seven large student houses in the Hyde Park area of Leeds (7, & 8 bed houses), and have built our excellent reputation over the 24 years since buying our first student house. We live locally & managing the houses is our only job so we've no excuse for not dealing promptly with any issues that arise during your stay.   

 

'Rate Your Landlord' (a review website for student landlords; click here for more details) website, gives us a current score of 5.0 out of 5 based on reviews from tenants. This is a useful student house hunting tool to check what current and previous tenants say about landlords before you sign up with them. Obviously we've worked hard to get these scores and will do all we can to maintain them.

We sign up to the unipol code of standards which is a code drawn up with the input of students detailing a level of safety and amenity standards, as well as a guideline for timescales for landlords dealing with repairs etc in the house. Unipol maintain a register of landlords that tenants have felt the need to complain to them about - thankfully we've never had a complaint to them.

Contracts run for 12 months from 1st July depending on the property.

We paint each room where needed each summer (each room will need painting around beds and desks), so the photo's are a true representation of the houses as they are now - not like some agents who take pictures when a house has been refurbished and keep using the same photo's for many years even when the house then looks in need of TLC.

Note; some of our photo's have 'LV Properties' stamped through. We use LV purely to find tenants & pay them a commission. Their only involvement is passing us your contact details so that we can arrange viewings with you. We then do the contract signing (we always give you a minimum of 24 hours (normally 48 or 72 hours) to read the contract and get parents etc to look it over to check you're ok with it) and we do all the viewings & manage the  properties ourselves. We don't have an office but as we live in Shadwell (6 miles away from the houses) we can be there in 20 minutes for urgent matters, and have a number of tradesmen we can call on if we're not around at any point.
